My First 6 Months

I have now been with Grand View for 6 months. When I moved in, I was not quite sure what to expect, since I moved from my own little home to an apartment. But generally from the moment I "visited" to now, I have been treated w/the utmost respect and care one would expect when you are older and have special needs. Even though I felt I was "over-loading" you with repairs, generally, they were taken care of in a good time frame and a responsible manner. I am adjusting to apartment life and am very grateful for my "neighbors" and the quiet of the area in which I live. Thank you for helping me in these "adjusting days". Merry Christmas to the Team!

Love being a part of this community.

Respectful and responsive, friendly staff. Well maintained for an older property. We came from a VERY bad experience with a property under a different management company. It has been such a welcomed relief to be somewhere that we are treated with courtesy and support.

Built in the 70s or 80s, managed well.

My door was left wide open for over 24 hours, and nothing was stolen. It is convenient that the office will hold a package for you.

The property is great here. The grounds are great and

I would tell them that aside from the dumpster area where trash seems to pile up over the garbage and thus making the street dirty, this place is perfect.

Would not recommend

"I lived her for 2 years and it's not the greatest. Let's start with the pros -One covered parking space for every apartment -Easy to get into online or over the phone. I was able to lease an apartment over the phone. Now the cons -When we first moved in, it wasn't so bad, but during our time there, it got continually worse. -The apartments are very dated, our appliances were from the 80s at least, however I have seen some units with newer appliances. -at the time of our move in, they advertised a playground but there isn't one, but instead a large space where maybe one used to be. -parking is horrible if you have more than one vehicle, very few free spots. -I was assured the units were non smoking, so when I could smell cigarette smoke coming into my apartment, I complained and they told me it wasn't in the lease to be non smoking unless it was marijuana smoking. They wouldn't ask the neighbors to stop and only provided us with an air purifier which did not help. This forced us to not be able to use our heater during the winter because it made it worse. We also have a child with serious health issues, but they didn't care one bit. Probably because the neighbors who were smoking, were there on a corporate lease working for them. -the AC in the unit is not central air but a window unit installed right behind the front door and does not cool the unit. -the larger pool is never functional -hot tub hardly ever works -people do not pick up after their pets so there is dog poop everywhere and it stinks -your summer water bill is almost 200 and they say because they water the grass but they only water the "

It's a pretty good place to live

"It's a great place to live. Two downsides though. The air conditioning unit barely covers a one bedroom apartment, it's only cool in the area the air conditioning blows. Other downside was my problem when I moved in and they allowed me to move into an apartment where the carpets smelled like cat piss and wet dog. Took them two weeks to do a carpet change even though I told them for two weeks it was the carpet creating that smell. They tried their best to get rid of it with carpet treatment though. Other than that, can't hear my neighbors, cute layout, and pretty spacious for a one bedroom. "

I love the community

It's nice living at Grand View. The staff is amazing they are very helpful, kind and respectful. From the grounds keeper to everyone in the office I have nothing unpleasant to say about them. The grounds are kept up really well and they are quick to make sure that everyone feels safe in their homes and even in the parking lot. I am able to let my kids run around and play on the grounds and my dog loves the dog park. I would recommend these apartments to someone that is looking for that cute city apartment.

Overall pleasant, only a few concerns.

When we first moved here we were definitely pleased with the price and space that we were offered. The gentleman who first showed us the apartment was friendly and we were approved right away. When we first moved in there we a couple of issues with the unit that were discussed with another member of the management team and were discovered once we settled in. Issues that still have not been fixed and we moved into the apartment in April. I've spoken to this team member a couple of time and this may just be only my opinion but she's not very welcoming or friendly. The other two team members are quite the opposite. The maintenance team first showed up in May and did not fix everything. We were told some parts needed to be ordered and so on and so forth. When I let the management team know she advised that maybe they forgot. Also when the maintenance team first showed up they did not call to schedule which we requested and they stated it was not on the paper work and then later said that it was but they didn't see it. It's a concern because in the future we would be uncomfortable if they came into our apartment when we're not here and we didn't authorize it just because they didn't see it on the paper work. Overall we enjoy living at this apartment. The price is great and we enjoy the area and the views. Just a couple of things that need to be improved.

Too expensive for the quality.

I like the area that I live in because it is fairly quiet. The landscaping is terrible, all there is is dirt, there is dog poop everywhere and there are no community guidelines on the appearances of balconies and porches so it makes the place look really trashy. The walls and carpet in my apartment were replaced very poorly. The ceiling in my bedroom is cracking and there are holes in the bottom of the drywall in the living room and it smells of the person who lived here before me that had ruined the carpet from their pets. All in all I will definitely not be renewing my lease here and the price for the quality of the apartment and the grounds is completely ridiculous.

Good Place to live

Grandview is a good place to live. Everyone is friendly and nice in the office. When something breaks they usually are quick about fixing it. When a problem arises they are good at addressing it too. Really my only complaint is I can hear the people upstairs stomping around in the evening, my patio floods when it rains, dog poop, and people with there dogs off leash. If you are looking for a good place to live though I would highly recommend Grandview.

It was a really nice place, but it does get really real

It is a very dog friendly place, and is at a convenient location in town. In my area towards the south end of the complex, there are a lot of lose rocks that find their way on the walking pathways.

Great experience at Grand View

The staff was incredibly helpful when I was looking for a new place to accommodate me and my two children. I have absolutely no complaints about the last year living there. No maintenance issues, no disturbances from my neighbors. It's a quiet little community, where people mind their own business. Very fair in the cost of rent, too I would have definitely renewed my lease, but I just recently got engaged and moving into my fiancé's house.

Great Management. Good location. Somewhat affordable.

i would tell them that its fairly quiet depending on your neighbor. that maintenance is on the case, but that depending on whats needed you have to be patient. eventually the work gets done. Clean and well kept. when it snows, the crew is out there in the first hours of the am shoveling for our safety. I appreciate their hard work. Picking up the doggies baggies from the garbage is a tough job, but they do it. love the open door policy in the office from management . love the fact that they answer to our emails and our concerns. small touches like valentines was very appreciated. Wish that pricing was a bit lower, but I guess everything nowdays is high. The carport and laundry in the apt are a big plus. saturday office hrs are good. Friendly office staff who helps with special needs like making a copy faxing.

noise is terrible

the noise here is awful....u can hear full conversations through the walls. The water is ridiculously expensive and its through the complex instead of through utilites so you are charged not by how much you use but by how much everyone uses which is not fair at all

All looks nice, mantinence is good

Grandview apartment homes are Competitively priced and have Very nice Units. I like living here and the people are friendly and effective. Im always greeted with a smile when i go to the office. Very good place to live.

VERY Happy

"We couldn't be happier with our decision to move to Grandview. It is an older complex, but well maintained. Our section is fairly quiet. Maintenance requests have been addressed timely by friendly folks who seem genuinely happy in their job Price is comparable for size location, and I love the ability to over-fund via the Portal for future payments The office staff are extremely polite and attentive, and the property's pet policy welcomed my fur babies with open arms. This is perfect for those with a mid-income budget. Our rent for a two bedroom would not cover one-bedroom prices on the North side and I for one do not need all the glam and glitz for the extra money. I prefer being more centrally located to downtown and have no complaints about crime or problems with homeless people. We had just as many related issues living on the North side of town and paying twice the rent. It's nice to actually look forward to going home at the end of the day. Glad we landed here "

A nice community to live in

"I like living here mostly because it seems like it is safe. The people mostly keep to themselves, but are not scared to say hi. Having pet friendly is nice, because people love walking there pets around the campus. And pets are like children. The staff is always understanding and courteous."

We love Grand View

It is pretty quiet here. The water bill is about 35 higher each month the pools are open. If there are issues with a tenant they address them quickly. I love our little apartment here. We have friendly neighbors for the most part. There are a lot of animals out here. People have 2 or 3 dogs in their homes. They clean up after their pets for the most part too. We don't ever have issues with parking. This is a great place for us. We recommend it to friends all the time. We love our fireplace for winter too. Its absolutely a good fit for us. Small, Inconvenient, Over Priced Apartment Community

I would explain to them that it is not worth it. I'm sure there are plenty more apartment communities that have larger square footage per apartment and the cost is not overwhelming. Poor building construction design and horrible up keeping of landscape. The most unbelievable aspect of this community is the parking. Parking is horrible. There are assigned parking spots, however, your assigned parking spot is commonly known to be very far fro your apartment location. This forces the occupants to park in common area spots that are closer to the apartment which makes parking even harder. For some reason, management allows broken down vehicles to stage over long periods of time in those common area parking spots. This is by far the worst apartment I have ever been in. Hopefully the year goes by fast.

Super expensive for not the best place in town.

I feel like my rent increases every month. Let's just say I will be ready to move out in November 2 years was way too long. It was nice when I first moved in but the landscaping fell off and for the location and other things it's not worth 1,070 a month for a one bedroom...

Pretty good

The community is not bad. Parking is horrendous if you do not have an assigned spot. The area is not necessarily a good part of town. It does take a while for a work order to actually be fixed, if ever. In emergency situations though, they are fantastic. The staff is AMAZING. Always very professional and eager to help in any way they can. I wish the automatic gates actually worked instead of being just a ploy to make the community seem safer. The layout of the complex is not horrible but not great. There are certain areas where walk ways are needed but not there. They do offer a gym. The gym consists of two treadmills... That is not a gym. That cannot even be considered a workout area. Overall, I would give the complex as a whole, 6 10. The reason I would give it even THAT high is because of how great the staff is.

Nice enough

Quite and peaceful, but really outdated and cheap. I don't like that they use a lot of prefab materials meant for a trailer house.

This place is really great the staff is friendly and super nice, i really like it here. the maintenance is a little slow, but compared to everything else this place is a dream boat. I would really suggest at least checking it out

Who let all the jerks in

We have lived here for about 3 years now. When we moved in we had a nice tree and grass, now the tree has been cut down and the grass is gone , turned into dirt and dog crap. All I smell now is the dog crap whenever I go downstairs. We used to have nice and quiet neighbors. Now we have a lot of noisy people and one guy who likes to play with lighter fluid with his bbq on his balcony. It can be a bit frightening. And all of these people have been approved somehow... The quality and quiet we once knew is now gone. It's a shame. This was a nice place, and now I can't wait to get out of here. More rent and less nice... That's a big fat no to grand view. Sad really

Not that Grand of a view, anywhere...

I don't care to live here, they just did short term leases, which is why I picked this apartment complex. I won't renew my lease and wouldn't recommend this area. The grounds are always dirty and constantly smell like pet feces. The pet waste trash cans are never emptied, which make the smell worse, and they never have poop bags. The pet owners rarely pick up after their pets and it's disgusting The pool is cold and the parents don't follow the pool rules pertaining to kids. People ruin cars if they are parked in the wrong spot. The office staff gave wrong information during the application process. The manager is nice and very helpful along with the maintenance staff. You can smell what your neighbors are cooking and smoking, which fills your entire apartment. The in-unit AC units are horrible They barely put out AC that cools down the living room, doesn't even touch the bedrooms. There is one ceiling fan and it's in the dining room, there is no overhead lighting in the living room or bedrooms. The stairs going to the upstairs apartments are questionable. There is not enough parking spaces, let alone covered parking for residents. I am glad this isn't permanent.

This property is extremely over priced

I pay over 100 dollar a month for nothing, there's nothing worth the amount of money we pay. To list a few issues old appliances, no kids playground but a dog park also no parking because bumps and homeless right next to our fence, fences that never work so homeless can wander around the parking lot and break into car our cars have been broken into 3 times and they still haven't done anything. And they still want us to be greatful to live here.

Love the apartment, parking leaves something to be desi

My only complaints is the parking situation, I've noticed several spots with vehicles that have not moved in some time. Also one person in the morning driving through the property very fast loud... every morning this person wakes me up sets off car alarms as they drive by.

The Stay at grandview

the two bedroom and two bathroom is spacious and nice. the downfall is when your neighbors have a dog and the dog poops near your door and they don't pick it up. i sent my complaints to the front office and nothing was done. so everyday poop smell it was handled unprofessionally in the front office. i am so ready to leave. but besides the poopy situation everything went well.

It's a place to stay. Some complaints but not a lot

Definitely before you move into your new place get it checked out and get all the necessary things done if anything needs to be fixed. Second definitely get professionals to come and sweep and clean your place before you move in. Other than that it's a nice place to live at and people watch out for you.

Decent enough to live

"I can constantly hear upstairs neighbor run dishwasher, washer, walk, shower, and flush. When walking around all hours of everyday I constantly hear their foot steps. As well, being charged more than the proper amount for rent with online payments more than one time was a hassle. Especially when the amount due and the amount paid and the amount credited was mixed up. It was not easy to fix on your end which made it annoying to me. Also when asked, for my roommate to be removed from the contacts I was told they could not be, but they could be made the secondary. I also needed to request more than one time for myself to be any point of contact that the apartment needed due to my roommate not being well at relaying messages. This is still an issue to me as when a maintenance issue is put in, THEY are the one to receive notice on how and what was handled for it not me. Then a week later I am upset again as I should have been the one contacted. As well as not receiving only the 50 late fee notice put up on the 4th of the month but receiving an additional note saying we would be charged an extra 275 for attorney and court fees because for the FIRST time ever we were late on rent. I have never had to call and ask why there was an eviction process going through so early. Ridiculous. I do however give you guys good comments about maintenance issues and handling them well and timely."

Not a Grand Value.

"Swimming pools were not filled all summer even with workers letting me know two weeks. Repairs around the facility are overlooked, garbage bin doors being an example. Also someone hit the pole of a carport, and it hasn't been fixed for 90 days SNOW is on its way . 70 water bills every month is adding to the already higher rent."

overpriced

I'd first tell them that the staff and maintenance are nice, easy going people I have never had a problem with them. However, I wouldn't suggest anyone live here simply because it is over priced and the rent sky rockets when you renew your lease. Also, while I haven't had anything else break or need to be fixed that wasn't done in a timely manner. I have notified GRAND VIEW APARTMENTS 3 TIMES that every time it storms, my bedroom window leak and it floods my carpet floors. This supposedly has been fixed 3 Times and Last Night 08 28 16 It stormed and for the 4TH TIME my Bedroom window and the ceiling are leaking water. I dont understand how this company can charge almost 900.00 for a one bedroom apartment and it not be in pristine condition and serious issues like that not be fixed the first time correctly..

It is ok, only ok.

No, because I was promised covered parking however after signing lease I find out I am one in 8 that don't receive covered parking and with the hail I would not have agreed before lease. Two the website had pictures of a playground which is another reason since I have a son. Get here and no playground. Only leg up on this place is the maintenance is quick to respond. I will not be extending my lease due to the parking mostly.

Noisy, Community. Animal waste everywhere.

Buy a good pair of ear plugs, and a prescription sleep aid, because you'll be able to hear everything in the Apt above you. Dog poop everywhere because office staff doesn't check to see how many dogs a tenant has, let alone enforces pet policy. Can never park in assigned parking because of people double parking behind Car ports.

The bush on the corner of F105 205

I love my hidden little apartment but this giant juniper bush outside the apartment patio, both my upstairs neighbors and I are sick of walking around pretty much on the grass, ruining the grass to avoid the bush. You guys cant cut shave it because of the internal death, I can see trash just sitting underneath it from sitting on my couch, I will even help remove it

It's ok.

Its pretty cheap and ghetto, the parent company doesnt give a fuck about the people who live there, and they switch management often enough that you forget how shitty the people they hire are. BTW, Ive had a leaky window and no way to keep my 8mo sons room warm because the cold seeps through the walls and the heaters are distributed like someone just threw darts in the apartment to decide where they go. That being said, the people we have working currently and the maint. crew have always been likable.

"I would tell them that the apartments are spacious, the grounds are nice and well kept up so that you can enjoy a walk with your pet. Rent is reasonable. It needs a bit of updating but everything is solid I love the washer and dryer...that saves me a ton of money so my apartment is not that much more costly for me Office management is awesome, friendly and attentive. property's appearance and upkeep is sub-par.

I've lived at property for just under 2 years and the property has not provided all the amenities it lists on its website that I'm paying for Last summer only the pool by office was maintained regularly, and the pool in the center of the property is in desperate need of upgrades its chairs weren't replaced like thepool by the office aand the pool tiles and deck are beyond dirty Our GATED community hasn't been operational for over a year so anyone can come in and out and our car was broken into and my husbands mountain bike was stolen off my porch just recently Our stove is old as is our dishwasher and bathroom area, all need upgrading Window in bedroom was leaking for 2 winters,never was offered carpet cleaning or new carpet even though it is stained Was told window needed to be resealed at the very least if not replaced neither was ever done The dog runner is constantly out of bags and garbages overflowing,dumpsters littered with furniture and prohibited items,cars that have no registration and haven't moved in months Even with all I stated above my rent was still raised over 140.00 a month on consecutive 12month leases In my opinion all this beautiful property needs is some attention to detail And if your going to raise my rent at least provide me with the full amenities you say offer

It's ok

I like my location because I'm pretty centrally located, but they rent is high in my opinion. The staff use to suck but is way better now cause when I call in maintenance problems they actually fix them when I use to have to call like 3 and 4 times before something got fixed. All the finishing looks cheap, my carpet looks terrible, but the at least its furnished with a washer dryer cause I hate public laundry. My neighbors are cool for the most part and no drama in the area which is a plus. I would only recommend it if someone liked the location aspect.

My neighbors are golden, office staff are helpful. I apologize if i gave your office a bad day in regards to locating a package that may or may not have come for me. I wasn't expecting anything. No big deals, no worries.

We found the perfect spot for us.

It's nice, the community is friendly, the proximity to the mountain is great and the space is pet friendly.

Paying a ton of money for a crappy apartment

Neighbors are loud, maintenance is incompetent, there are bugs and spiders everywhere. And to top it off they charge you obscene amounts of money for trash water and sewage every month.

The new community manager not receptive

We liked previous management team mainly because they met all our needs and requests without hesitation. However, the new manager lacks understanding that indirectly we are her employers.

Would not recommend this property

Water bills in the summer are too high as you are paying for the water usage on the whole property, insulation of apartments are horrible, Staff is sometimes helpful, parking is horrible

Security issue need to be addressed

I have enjoyed living here for 6 years.It would be grand if the porch lights worked, and the gate was replaced with something that works correctly. Kuddos to Lenard for quick snow removal and ice prevention!!!!

I love it here!

This a great place to live with minor noise issues. Very pet friendly. Caring staff! Especially Christy and Lenny. Made a lot of friends in the community. Downfall is the lawn care so early in morning. )

flexible and well rounded

I like that the place came with a washer and dryer. They very hard to find included with the prices. Close location to downtown. The apperience is pretty well kept. I lived here two years and I really like it.
